How can I find the approval forms for condo modifications such as roofs, windows, patios, driveways, doors, etc.?
 

1.  Refer to the website page titled [PRINTABLE APPROVAL FORMS] where you can download and print out any form.
2.  Additionally you can find printed copies in the clubhouse in a wall-file next to the office door.
3.  For an e-form that you can submit paperless online, click on the menu for
     "ON-LINE APPROVAL FORMS."

� What are the rules regarding guests who stay in my condo?

Refer to the Association’s Declaration of Condominium Article 13, page 20. In summary, a guest is gratuitous - someone who does not make any payment for the stay. You may host overnight guests while you are present without any limit regarding the length of stay. However, in your absence, you are allowed to have "gratuitous guests" stay in your condo for no more than a cumulative of 30 days per calendar year. In your absence, when you will not be there, you need to submit a Guest Use approval request to Sentry Management.

� Can I rent or lease my condo?

Yes. Refer to the Association’s Declaration of Condominium Article 13, page 21. In summary, this can be either short-term or a long-term lease. Either way, a maximum of two contracts per calendar year are allowed. (Ex: If you have a seasonal renter coming in December 2019 and staying until March 2020, this would be counted as two contracts - one contract in the year of 2019 and one in the year 2020. Conversely, you can have a renter for twelve consecutive months, January to December; this would be one contract.) A Lease of Condo approval request must be submitted to Sentry Management in advance. After submission of the form to Sentry, a first time renter will be interviewed by a Forest Pines representative. 
First time renters in Forest Pines must also submit to a background check completed by Sentry Management for which there will be a $50 charge per person or $100 per couple.

�  What restrictions exist in the condominium documents on my right to use my unit?

There are several restrictions. The restrictions are listed in the Association’s Declaration of Condominium Article 12, page 16.

 I am selling my condo without a realtor. What forms are required by the Association? 

Fill out a request for approval available at this link:   Sale of Condo. This form must be submitted to Sentry Management. This form is also available by request to Sentry Management or you can find a paper copy in the clubhouse exercise room next to the office door (wall file on the bulletin board). After Sentry Management receives your request form an interview with first time applicants to Forest Pines will be arranged. First time applicants must also submit to a background check completed by Sentry Management for which there will be a $50 charge per person or $100 per couple.
